Stuart Proffitt believes it's all too easy to blend in, given all the new developments rising in Nashville.

That's why the Charlotte-based developer has a different plan for his newest Music City project.

Proffitt Dixon Partners is underway on its third local apartment development in Germantown, and Proffitt says he has come to know what local renters want.

“Nashville's a town that when you're doing apartments, you have to be really distinct,” Proffitt told the Business Journal. “If you have 10 people that come through a day and tour, four of them have to really want to live in this building. It’s OK if six of them don’t want it as much. What you can't have is all 10 people not quite remembering it.”

The firm’s newest Nashville project, Chamberlain House, will offer around 345 units near the Cumberland River and Nashville Sounds Stadium, at 912 Second Ave. N.

Proffitt Dixon Partners is one of many apartment developers drawn to the Germantown neighborhood. The firm completed its first project in Germantown, Payton Stakes apartments, in 2016 and sold it for $78 million in 2023.

Payton Stakes offers an industrial feel, similar to many apartment buildings in the area.

“I love Payton Stakes, it’s got this great industrial vibe to it. But in Nashville, that’s already been done at this point,” Proffitt said. “We have a project in Columbia, South Carolina, and there my philosophy is for the project to have a really broad appeal, every age and a lot of different kind of people will come in and like it. In Nashville, if you do that, you'll be forgotten.”

In an effort to be different, the firm is pulling out all the stops when designing Chamberlain House. Instead of the typical industrial feel, the firm’s new Nashville project is themed around health and wellness.

“It's murals, it's framed art, it's sculptural art throughout. The focus on this one is healthy living, from the fitness area and the spa. A lot of the design is driven by being on the Greenway, so you have outdoor activity, being able to walk the neighborhood and be in a walkable community.”

Chamberlain House will offer amenities such as a fitness center, a dog park, an outdoor pool with cabanas, saunas, a Peloton room, massage chairs, a rooftop deck and more.

Proffitt Dixon Partners paid $32.53 million for the 5.98-acre riverfront property in 2021 and broke ground on the project last year. Chamberlain House is expected to open in early 2026.

Nashville has experienced unprecedented levels of apartment development in recent years — with nearly 12,000 units delivered just between July 2022 through July 2023, according to Matthews Real Estate Investment Services' research. The local multifamily market is starting to stabilize as construction starts have significantly slowed in the last year.

“Multifamily deliveries often come in waves. Like other high-growth markets, Nashville has seen supply outpace demand in recent years, leading to flat rents. Chamberlain will deliver in 2026, and we anticipate the market will be back in equilibrium by 2027,” Proffitt said. “Because development is a long cycle, we believe long-term success comes from being highly selective in the projects we undertake.”
